From Signage to Site Plans: February 10,2026 Planning Board Recap

The Salem Planning Board met on February 10, 2026, to review several development proposals, site updates, and board appointments. Below is a summary of the meeting highlights

Whole Foods Monument Signs Approved

The Board unanimously approved two monument signs for Whole Foods Market at 24R Via Toscana in Tuscan Village. The signage will meet Tuscan Village Sign Standards and include directional elements to assist with traffic flow.

Proposed Goddard School at 142 Main Street

A proposal to convert the former retail building at 142 Main Street into a The Goddard School daycare for approximately 140 students was accepted as complete.

Discussion focused heavily on traffic circulation and curb cut access, particularly related to a proposed playground that would alter the current traffic pattern. The Board outlined the scope of a traffic review, and the applicant plans to return in March for continued discussion.

Pop-Up Vendors & Rec Park Updates

The Board supported continued pop-up vendor activity at Tuscan Village through May 31.

Revisions to Rec Park were also approved, including upgrading the existing residential-scale playground equipment to commercial-grade equipment.

Pep Boys Facade Improvements

Facade upgrades were approved for Pep Boys at 524 South Broadway.

Parking Analysis Approved

The Board approved a parking analysis for Building 3000 (Hanover Toscana) at Tuscan Village, determining that peak parking demand satisfies approval conditions.

Board Appointments & Schedule Update

Jesse Jean and Jeremy Guilbeault were appointed as alternate members to three-year terms. The February 25 meeting was cancelled due to a lack of agenda items. The next Planning Board meeting will be held in March.
